Plan/Prepare
Selling a home is a complex matter and your reason for selling can impact the negotiating process so I always like to discuss your needs and wants. While each transaction is different, every owner wants the same thing - the highest possible sales price in the shortest amount of time, with the least amount of hassle and aggravation.
Set the Price
I will provide you with up to date information regarding activity in the marketplace, including similar houses for sale, houses that have sold, and houses that have failed to sell. In real estate, all transactions are different, and because of this, you should do as much as possible to prepare your home for sale. Marketing
I believe in utilizing several marketing strategies. Once your home is listed, it will be quickly entered into the Multiple Listing Service and placed on REALTOR.com® and WEICHERT.com (Research shows that 37 percent of all buyers start their search for homes on the Internet.) Research also shows that a large number of homes are sold because your neighbors know friends or family who would like to move to the area. To ensure your neighbors have information about your home, I will market by mail with new-listing announcements and also visit door to door. Some other marketing tools include open houses, broker access to the home via the use of a lock box, informational property flyers, advertising in local magazines and newspapers, and networking with both local and out-of-town sales associates. Much of my work will be unseen including the follow-ups with open-house visitors, conversations with ad respondents and web postings, and other outreach efforts.
Negotiating
All homes have a price. There's the price owners would like to get, the price buyers would like to offer, and the price which both parties may agree on. I will present every offer we receive on your home and help you objectively evaluate the proposal, including price and other negotiable aspects.
Monitoring/Closing
It might seem as though once a sales contract has been signed that the selling process is complete. Not only is it not over, but some of the most complex aspects of a real estate transaction now begin. It is my job to monitor the progress and ensure that these tasks are completed so that closing will occur as scheduled with no unexpected surprises. I will monitor the inspection process, make sure paperwork is handled in a professional manner, check with the loan officer, closing agent and inspectors on a regular basis, check with the selling agent on a weekly basis, keep you informed of progress weekly, schedule signing appointment, and attend closing. |
