Buying Process

I speak with many potential homebuyers who are overwhelmed, stressed and frustrated with the buying process. I always tell them it doesn't need to be that way. By working with me, I can guide you through the process and keep it as simple as possible. Below is an overview of the buying process.

Loan Pre-approval

"Pre-approval" means that you can readily qualify for a given loan amount with one or more mortgage programs. I suggest that potential buyers start the pre-approval process well before shopping for homes for several reasons: you will find which programs best meet your needs and how much you can afford, you won't be rushed into a financing decision that may not be the best option, the lender will provide a pre-approval letter which shows your financial strength and shows that you have the ability to go through with a purchase.

Search Process

It's important to list the features and benefits you want in a home. Consider such things as pricing, location, size, amenities, and design. Next, it's important to consider your priorities. If you can't get a home at your price with all the features you want, then what features are most important?

Make an offer/Negotiate

While much attention is spent on offering price, an offer to buy includes both the price and several negotiating factors such as financing, date of possession, repairs, and furnishings.

Due Diligence

Once you have an executed contract, it is time to start the evaluation of the property, which should always include a home inspection. Other inspections that may be necessary include termite and septic tank. The findings of these inspections often call for further negotiations of the accepted offer.

Financing

As soon as you are reasonably sure the property is right for you, the process of obtaining financing continues. Since you have already been pre-approved you probably know what lender and type of loan you are going to apply for.

Closing
Settlement is the process where all of the necessary paperwork needed to complete the transaction is signed. The result is that title to the property is transferred from seller to buyer.
